How to read it

What goes into the monthly number

Principal and interest is calculated using the standard amortization formula. Property tax uses the rate you enter (Collier County's average effective rate is 0.89% of assessed value). Insurance is your annual HO-6 plus contents premium divided by twelve. HOA is your monthly association dues.

For Kalea Bay specifically, HO-6 (interior-only) coverage is meaningfully less expensive than a single-family Florida coastal policy because the master policy carried by the HOA covers the building exterior, common elements, and amenity deck.
